In the past your only option was to send someone up to visually identify any damage. Not only is this job dangerous, but it is likely that clambering around broken shingles and loose tiles will exacerbate any existing problems. You are also at the mercy of your customer’s schedule, as erecting scaffolding or ladders to reach a roof is often a major inconvenience, and sometimes requires planning weeks in advance. The problems do not stop once the workers have reached the roof, as tight angles and safety requirements make some areas un-viewable and completely off limits. This is where drone roof inspection offers a great advantage.

This project was requested by a members of the Royal Institute of Chartered Surveyors (RICS). The roof was a very complex shape with a large area of tiles and to put up scaffolding to inspect the roof was not an option. There were concerns about the condition of the roof and chimney. We were able to carry out the survey with no impact upon the current home owners. Over 160 high resolution photographs and video was produced. We also compiled a 30 page document which highlighted all of the issues on the roof. This included loose and missing tiles, cracked rendering, chimney rendering and debris causing blockages. Copies were sent to the vendors, the potential purchasers and the surveyor for a qualified assessment of the roof. Surveys give all parties a full and accurate review of the condition of any roof.

This job eliminated the need for expensive scaffolding to survey a complex roof layout. The survey was also proof for the warranty of the roof to prove that they had "due Diligence" in respect to the inspection of the roof. Also a permanent record of the condition of the roof and guttering.

A Drone roof survey can show problems not visible from the ground without costly scaffolding or cherry picker. A live ground feed video means you can see the problems on the screen. It will also cause minimal disruption to your daily work on the premises.

This 3 storey block of flats had a leaking roof with difficult access. We were contacted by the letting agent as it was not accessible by an expensive "cherry Picker" due to a narrow alley entrance and the height of the building. Scaffolding was the other alternative which was very costly and time consuming. We were able to survey the whole roof in under half and hour with minimal cost and disruption. A slipped slate and also a cracked slate were identified as potential causes of the leak. The client had the photographs within 4 hours of the survey been completed. We took care of all of the planning, risk assessments and completion of the survey via a clients e-mail who lived 200 miles away and did not even need to be on site. This method of survey saved time, money and disruption to local residents.

Long-Term Damage of a Leaky Roof

Chimney Issues and Problems

Chimneys are exposed to all the elements and in our experience rarely get maintained due to the difficulty of accessing them. Surveyors, often find that rendered chimneys are not as good as they should be, with cracks, damage and deterioration allowing in dampness. If the flashings are defective to the chimney and allowing in rainwater to cause further damage. Lead flashing needs to be in good condition with the top folded into the brick work and rendered over.
